Transparent fees
Across New Zealand, property management usually costs about 7–10% of weekly rent plus GST, plus letting and one-off charges when a new tenant is placed. GotRenters uses a flat 7.35% of rent collected (+GST) — and we do not add our management percentage to maintenance bills, rates, or other outgoings.

Setting the right rent matters. Price too high and your property can sit vacant; too low and you leave returns on the table. With Healthy Homes, bond rules, and a competitive tenant market, an accurate appraisal helps you let faster and with confidence.
We review your property’s features, location, and recent lettings nearby, then explain what rent you could achieve and how professional management can maximise your return.

Guides
Practical guides to help you protect your investment, stay compliant, and work confidently with your property manager.
Professional property management removes day-to-day hassle and supports every step of the tenancy lifecycle — from preparing to let through to renewals and changeovers. Here is how we typically partner with NZ landlords.
Request a free rental appraisal, set a realistic weekly rent, and plan any maintenance, styling, or compliance work (Healthy Homes, smoke alarms, insurance).
Sign a transparent management agreement, understand fees (our flat 7.35% on rent collected), and align on communication preferences and reporting.
Professional photos, Trade Me and digital listings, open homes, application vetting, credit checks, reference calls, and a shortlist you can trust.
Compliant tenancy agreement, bond lodged with Tenancy Services, entry inspection with photos, and clear expectations for tenants from day one.
Rent collection, arrears follow-up, maintenance via vetted vendors, routine inspections (typically quarterly), and updates when action is needed.
Rent reviews aligned with the market, renewals, exit inspections, and a smooth re-letting process when tenants move on.
Standard home and contents policies often do not cover rental activity. Landlord insurance is designed for investment properties and works alongside your property manager to reduce financial risk when things go wrong.
Ensures the structure is insured for reinstatement. Confirm sum insured, natural disaster cover, and whether the property is listed as a rental on the policy.
Covers items you own in the rental — curtains, appliances, carpets, and furnishings provided with the tenancy.
Can replace rent if the home is untenantable after damage, or sometimes when a tenant defaults — check waiting periods and limits.
Covers intentional damage by tenants or others; definitions and caps vary by insurer — read the wording carefully.
Protects you if a tenant, visitor, or contractor sues for injury or property damage linked to the rental.
Many NZ landlord policies offer optional or included testing and remediation cover — increasingly important for rentals.
Tell us your insurer and policy number, ensure the property is noted as tenanted, and keep cover updated when rent, tenants, or renovations change. After damage or an incident, contact us immediately so we can document the issue, coordinate trades, and support your claim.
